Paying rent into a protected account, often court-supervised, instead of to the landlord while a serious repair dispute is resolved. In practice it exists only in some places and usually requires a specific process. It does not mean simply withholding rent on your own — doing that outside the proper route can expose you to eviction.
Why does this matter to renters?
Where allowed, it can pressure repairs without the risk of simply withholding rent — but the process is strict.
What does this look like in practice?
Some states let a tenant escrow rent until serious repairs are made.
What can I do if this comes up?
Do not start holding rent back on your own. Find out whether your area has a court-supervised escrow process, what written notice has to come first, and where the money is paid. Keep every repair request and inspection report, and ask legal aid to walk you through the filing.
