Warranty of habitability

Definition

An implied promise in most states that a rental will be kept fit to live in — heat, water, working plumbing, and safe conditions.

Why it matters to renters

It's why a landlord generally must make essential repairs; if they don't, you may have options set by your state.

Example

No heat in winter or a serious plumbing failure can breach the warranty of habitability.
